@Adam K. I don't see where Frank M. stated $600/sq ft for condos. To quote him he stated:

"In a perfect world, I'd find a builder that would say "sure,$300/sq ft is right" (So $3.6M) and a bank that finances at some rate higher than my regular mortgage. This leaves the owners with 12 units costing $300K each, worth $600K. Rent them or sell, their choice".

I think you might've read it wrong (no insult intended as we all make mistakes -- some more thank other ((pointing at myself right now)) the $600 figure from where he stated it leaves the owners with 12 units costing $300k each, WORTH $600K. Not $600/sq ft.

In my defense I spent most of my "impressionable" years growing up in Tucson, AZ. So I have a "South Western" kind of attitude in which I not only look strangers in the eye but I also say "good morning sir" & "good morning ma'am" in passing. I tell little girls just how adorable they are; I hold the door for my elders, & always let them go ahead of me (even when they take their time); & I stop to let cars out in traffic, allow people the right of way in crosswalks, & politely wave when everyone else beeps at me in appreciation ;0)

To say the least some of my ways are a bone of contention for most of my Mass friends that explain to me (over, & over, & over) that my "friendliness" gives off the wrong impression ;0).
