Hello! I would love to grow my knowledge and experience within the real estate industry. Is there any meetups in person or virtual that you recommend attending?

I have been listening to the bigger pockets podcasts for a very long time and have been in analysis paralysis for years. I plan to take the risk ASAP and am looking at a rental property that I plan to house hack. I plan to live in the unit for a couple years before moving out and buying another property. The property does not hit the 1% rule currently but I believe with all the continued development in the community that within the next couple years I can raise rent enough to hit the 1% rule. What would you do? it is in Massachusetts so appreciation is there but cashflow has always been lacking.

Condo other investment.

Purchase price: $140,000
Cash invested: $20,000

This was my first home that I purchased back in 2021 when interest rates were still low and competitive. I am very fortunate to say that I can generator about $800 pure cashflow from this investment.

How did you add value to the deal?

New flooring, new paint, new appliances (Still needs a good toilet)

What was the outcome?

greater increased equity and since holding rents have increased greatly.

I’m planning on purchasing my first property. Is it better to buy in your county or is it better find locations where deals are possible? Thanks
