@Nicholas L. - I am located in central NJ. 

- Currently I plan on using all money saved for purchasing a primary residence in the hopeful near future. 

- I have not spoken to a lender yet in reference to an investment property, only for primary residence. 

- I am currently renting. 

Right now I'm still in the process of just learning as much as possible and am not quite ready to acquire my first investment property.

Hey everyone, first post here. Ive been listening to the rookie podcast non-stop lately and absolutely recommend it for anyone just starting out (like me). I hear them constantly talking about making sure you do extensive research to make sure the property will cashflow and is in an area that is good for cashflow. 

What are things to look for that indicates a property/area will generate cashflow?
