Hello BiggerPockets Community,

My name is Nick O'Patterson. I'm 18 years old and will be attending Indiana University located in Bloomington. I have been really eager to start my real estate investing journey since I discovered BP a few years back. I have a lot more to learn and would be more than happy to assist any investor that needs an extra set of hands. I have a decent amount of capital saved from working throughout high school. I plan on using this capital to go in on a deal with another investor because I can't obtain the financing. I would live in and house-hack the property. We would screen the tenants thoroughly to ensure the house is respected. After living in the property for 1 year, I would like to repeat the process with another property! I'm really looking forwards to getting started! I arrive on campus in the Fall but would like to work/learn for any investor that could use some help this summer and/or into the school year as well! If you have read all of this, I appreciate it!

I'm planning on going to college for free via ROTC at Indiana University and am seeking advice on my first property. I plan on house hacking and fixing the house up while I live in the house for 3 years with my best friends and possibly obtaining another before graduation using the BRRRR method for the refinancing. I'm not worried about the care of the house while I reside in it because my friends would respect the property. Would the BRRRR strategy be smart for a college house given that situation?

I realized I wanted to be financially free via real estate after reading the million dollar real estate investor. I instantly was hooked, wanting to learning more and more! I’ve been listening to your podcasts while I work and I hear a common theme about how their college education hasn’t impacted their knowledge/career in real estate greatly. I’m going to be a senior next year and I plan on going to college for free with the ROTC program. I am wondering what college majors, as investors, you all believe would be the most beneficial to my investing career!

Thank You,

Nick O’Patterson
