Bumping this thread.  I've been interested in possibly getting my license for the reasons you mentioned above and to potentially branch out into property management, but I don't want to get bogged down in a bunch of fees and bureaucracy.

I ran into an unpaid water bill from a past tenant on a property I recently bought.  According to my attorney, the city can't put a lien on the property for unpaid bills from a tenant, only if the bills were from a past owner.

@David Simard For nicer units, I get Samsung stainless steel appliances from Costco, installed, with haul away for <$3,000.

 I don't recall calling that one. I met up with Renansant Bank (whole I had a previous relationship with), Farmers/Merchants, Heritage, and Citizens banks

 Got it.  BankSouth gave me the exact same requirements on a similar product

For all their many many shortcomings, I got a personal and business unsecured LOC from Wells Fargo, combined $50k @~10%, easier than applying for a car loan. I'm not sure their criteria exactly, but stop in with a banker.

I haven't heard of rental permits or inspections in Atlanta.  We're not the most regulated market, when compared to your San Francisos, New Yorks, etc.  Section 8 has an annual inspection, but that's national.  

What's the context for your ask?  What do you want to know?

I've been researching Better to see if it works for my refi.  Although it's only around 20% of people that gave it a bad review, they're experiences seem nightmarish, with many citing 50-100+ follow up requests for irrelevant documentation, call center based loan officers ghosting, and funding being pulled at the last minute.  If that's the case, I'm literally willing to pay thousands to avoid going down a rabbit hole with these guys.  

I am wondering if Better.com will work well for investors, given that we often times have a complex financial situation with many accounts and large transactions.  Has anyone tried it?

1. I have a strong partnership with a property manager that's also a realtor.  He's got contacts with dozens of investors in different phases of their business and he's typically deeper insights to the performance, risks, and issues of the properties.

2. Your mileage may vary, but I've sourced a couple of great deals from New Western.  As New Western will tell you outright, independently verify everything and make sure the project aligns with your strategy.

3. Friends and family are a great source, having everyone around you know what you do and can do multiplies your eyes and ears.  I got a couple great deals this way that I otherwise wouldn't have access to.
