I guess my real question is what is the best way for a person in my position with little money to acquire financing for a multi family so I can save the little money I have for expenses and updates?

Should I print out a deal that I have analyzed that seems to work and bring it to a hard money lender? Bank? Partner with someone for the cash and I would act as property manager and landlord?

Hello Salvatore,

How would I go about finding financing on a 2-4 unit multi- family in upstate New York ( preferably Queensbury, Saratoga springs, Glens falls area) with no experience ever buying a home or investing/ management experience?

I have experience in construction, working in trades such as framing, plumbing and HVAC for the exact reason of investing.

My goal is to use other people’s money and start small with a owner occupied multi- family that my wife, baby and I would live in to get the ball rolling.

Add value to the property by improving or replacing all plumbing, mechanicals, and electrical to lower my cap ex $.

Update and remodel multi- family to attract most responsible tenant as possible and raise rents to meet market price. Screening tenants with with good credit, 3x rent, rental history to mitigate any detrimental damage to the investment.

I’m looking for a 2-4 unit multi- family that I can force some appreciation into in Manchester, Concord, Nashua area.

I have just moved to New Hampshire and I'm new to rental property investing. I have been pre-approved for a loan, and I'm looking for a multi-family to house-hack and begin my REI journey.

I’m hoping to meet like-minded individuals in Manchester, NH to meet or talk online about their experiences with real estate investing.
