I should have specified, the M-1 rail is not up and running yet, but is projected to later this year, which makes this an even more exciting and positive opportunity.

Hey all, I wanted to start a back-and-forth that will, hopefully, eventually be fruitful and prosperous for everyone involved in the Detroit market. Detroit is still judged by those ignorant to its success, but I have a surprising number of friends whose properties have appreciated from 200k to almost 1mil due to the construction of the Little Caesars Arena, the updated infrastructure of Detroit, and, the reason for this post, the new M-1 rail, which connects the northern suburbs to the heart of Detroit. Now, whether you want to buy and hold or rent out properties, it's very difficult to argue that it would be a bad investment to acquire properties along the rail, north of the city. Therefore, does anyone have any strategies as far as areas that are still low-buy, but will be part of the boom? It gets sketchy very quickly, but I'm sure there areas with potential. Let's all make some money!

Hey all,

If you are in the local Detroit market, such as myself, and looking into investing into real estate, the recent amount of appreciation around Corktown, Riverfront, Cass Corridor, Woodbridge, and by the Wings new arena may be a little disheartening, but there is always opportunity. 

I wanted to get everyone's two cents about the fringe areas to purchase and flip or even just hold right now. It seems popular opinion that Sherwood Forest and the University District by U of D seem to be good spots, but I've noticed from driving through and inquiring that the majority of properties in those areas seem to be a little too high from what I think is a solid investment if you were to add rehab costs.

Any insight on good fringe areas for rehab or where to invest?
