@Jim K. This is funny you said replacing services. I really wish I knew someone who could update my claw foot tub. I had a estimate for 8500 for shower insert.. I don’t think so.

I actually just closed on my first duplex about a month ago. Plan on taking the upper unit and renting out the lower.. this upper unit had no source of lighting other than switched outlets for lamps.. I installed 8 recessed lighting and a ceiling fan to the living room. It came out amazing.. onto the dining room then the kitchen.. it’s nice I’m doing these upgrades because I will be able to enjoy it while living in the unit for a couple years and when I plan on moving out. Well the place could be rented at market rate.

@James Babin how does insurance know you updated majority of the wiring? Only thing I can think of is receipt from electrical contractor..

I’m currently rewiring the unit myself as I am an electrician and probably saving thousands on the cost.

@Jim K.hook the ground back up.. take the tape off the red and put a wire nut on it for better safety.

Renting on the other unit while living in the other. Being an electrician I am currently adding switches, recessed lighting and removing a lot of the old knob and tube wiring and replacing with new romex. Just wondering if anyone replacing the old wiring in their units? Is it worth it too you? I hope to either rent out both units or just the sell the place depending what the future holds.

As a safety stand point.. this is huge.. but down the line? Will something like that really increase the value? Thanks

@Jim K. Electrician here. They could’ve had 12-3 or 14-3 (looks like 12-3 ) meaning 12 gauge wire and 3 wires. Black, red and white(neutral) laying around and just used it and capped the red. It’s fine... what I don’t get is why the ground wire is not terminated on the GFCI. It should and hopefully should be at the panel as well.

@Matt Ziegler thank you! I told him I will be keeping his rent at the same price. No increase at this moment and will be signing new lease month to month to get a feel for him. I will give him a chance before I make any drastic decisions. As I will be living next to him I do not want the situation to be uncomfortable and need time to really update/settle myself in before I have to worry about him not signing the new lease. That way if In a couple months I do decide to not renew his monthly lease I will be back on my feet to update his unit for a next tenant at market rate.

I won’t be cash flowing on this at the moment.

As I probably would’ve gone this route to not renew lease. I really don’t want to risk that battle because of my state laws with evictions. Law is in place until August 31st. I was hoping he would accept the new increase or just all together decline. Reason for keeping him on month to month would give me more flexibility once august 31st comes around.

Just closed on my first duplex and I am inheriting a tenant from previous owner. Seems like a nice tenant but still don’t know. I will be taking the lower unit and his 1 year lease ends at the end of month. It will default to month to month until we agree on new lease. I verbally told him I probably plan on doing month to month and I am talking with my lawyer about getting a contract written up.

In all honestly I would prefer to start fresh and screen my own tenant. I feel a little uneasy because the tenant has been living there for awhile and I think he got too comfortable living with no neighbor for Atleast 8 months. I also have a lot of people inquiring me if the other unit would be for rent so I am not worried about finding a new tenant.

The current tenant is paying about 200 dollars below market rate and I feel I could really give it a small update to get it just at market rate or just below. How should I handle this situation?

I was thinking of doing month to month. Let myself self settle in and than give him a 90 day notice that I will not be renewing his lease come September.

Hello, I’m a 24 year old electrician. My goals are too keep gaining information about this line of work. I would eventually like to either flip or own a duplex one day. What’s the best info should I be really focusing on? Best podcast? Would it be wise to maybe set something up with someone with a flip to maybe do some work for free and just learn under them?
