Post: Rental History Tool - Help?

Hello All,

I'm a rookie and working on analyzing my first deal.  I'm wondering what tools are out there that will show me the rental history for a specific property?  For example, I found an interesting duplex in a great neighborhood with positive rental trends.  However, I want to see the rental history for this specific property.

Are there any free tools out there that can give me this information?  If not, any paid tools that the pros out there are using?  Any direction is much appreciated.

Thanks!!

Hello Jonathan,

Thanks for reaching out. I currently live in Palatine.  I’m exploring single family homes and multi family homes with long term rental potential.  My initial search area will be Chicagoland suburbs that are within 50 mile proximity.  I’d rather not share my purchasing power at this time.  I appreciate the offer to provide some trusted referrals.  I will keep that in mind as I develop my business plan and team.

@Nicholas Falbo welcome to the forums! You are in the right place to meet folks for sure! The Chicago suburbs offer a lot of great opportunities to invest, so you also live in the right place too!

I would recommend looking for local meetups to attend to get more connected with the local investing community. I run one in Berwyn, but there are so many great ones in the Chicago area you can attend. You can find some good ones here at the Neighborhood Building Owner's Alliance website.

Great advice!  Thanks for the recommendation, John.  I will definitely look through this to find a community in my area.

Hello All, just introducing myself to the community as I am brand new to real estate investing and live outside of Chicago in the Suburbs!  I worked previously in IT Quality Assurance for 16+ years in the Financial Sector.  Not long ago I took a step back to focus on family life and care for our now 4 year old daughter.  I've always had a passion for investments & financial markets and would love to diversify into RE investment for my family.  Our short term goals are to obtain single family or multi family assets for long term rentals.  Ideally these properties will have positive cash flow + buy and hold potential (probably goes without saying).  I'm more of a long term investor so fix and flip is not something I'm targeting at the moment.  However, I love a project and can be handy so I will not shy away from properties that require some TLC.  I'm family focused and an outdoor enthusiast who loves hiking/backpacking, playing golf in my (very little) free time.  One day a passion project of mine would be to own a campground property that can introduce people to the great outdoors.  I digress...

Just wanted to say hi and look forward to networking and growing throughout this journey.  Thank you!
