Hi guys,

I am a relatively new RE investor.  I own 2 rental properties and am looking to purchase a 3rd in 2025.  I am starting to look at funding my next deal.  I've done pretty well as a relatively novice investor in the stock market, just investing in S&P 500 tracking index funds. Obviously, 2024 was a strong year for the stock market. 

I wondering about cashing in a small percentage of my stock portfolio to fund my next RE deal.  I'm curious what your thoughts will be on this.  Is this a decent idea?  what factors should I be looking at when making this decision.  I appreciate your input as I brainstorm how to fund my next RE investment.  Thanks 

I am in the process of analyzing my next purchase and I was curious what resources people use to gauge how much they could rent a property for.  Is there a place where I can type in the address of the properties I am considering, and it will spit out an estimated monthly rent?  Thanks

@Nathan Gesner This makes total sense.  The entire purchase is finanaced at that point.  Probably a little riskier than I'd personally like to be.  Thanks for the input

I currently own 2 investment properties.  I am currently investigating taking a cash out refinance on one to fund my next purchase.  What kind of calculations should I use to determine whether or not this is a good idea?  

I can rent home 1 for $2100 a month and rent home 2 for $2000 a month.  Just to give further data to the equation.  Thanks for the help guys!

I own 3 homes in the Atlanta GA area.  I spend half the year in Indonesia where me and my wife rent a home.  We have started talking about trying to pay off 2 of our homes in Atlanta, and semi-retire here in Indonesia.  If we pay off Home 1, we can live pretty comfortably off the rent of that home here in Indonesia. But, if we pay off Home 2 as well, life would be especially sweet!  To do that, I was intending to sell some stock (75k to completely pay of home 1).  But then with home 2, I need to get creative.  I was thinking about cash out refinancing Home 3 in hopes of using that money to pay off a significant chunk of Home 2.   I just wanted to see if I could get some input on this as we continue to brainstorm about how to make our dreams a reality as quickly as possible.  Thanks very much for the input!
