@Peter Carboni You are starting off well ahead of many others. I applaud you on the layout of your post and the fact that you broke down "what you know" and "what you don't know". I too see the city of New Bedford as a growing opportunity pool of investments. It certainly has come a long way in the past 10 years. I have lived in this city, worked in this city, and invest in this city. I see that there is still plenty of potential and room to grow in the southeast region. House hacking is a good way to get started with the inspection, walkthrough of properties, underwriting, and eventually managing. When you make mistakes (you will make plenty) you will be able to immediately adjust/correct easily and quicker by house hacking and get your feet wet.

@Nick DeMarco I have not personally moved forward with Jason's Coaching. I looked briefly on his website what his coaching academy offered, but felt it wasn't that transparent. This could be my own hesitation as well playing a part. I also have not found anyone personally that has taken any part of his programs.

Have you tried any coaching programs other than his?

@Logan Pourbaix I appreciate the insight and information. I will take that into consideration when moving forward. I purchased his book (Jason Drees), consumed it within a day through audible...then immediately went to reading it a second time to make sure I am actually digesting the material. It was a good read and I connected with a lot of points made, figured I would look in the realm of actual coaching as well.

@Lee Ripma I appreciate the insight and information. This seems to be much better of a growing market than my current one although I will continue to dive in. Can you recommend any people specifically for networking, attorneys? CPAs? Agents? Brokers? They are familiar with the local market or are located locally and work with out of state investors. Also are most of your deals found if market or are you still able to comb through the MLS and find some diamonds in the rough? With the idea being out of state I am perfectly fine with a nice cashflow/appreciation balance. I'm a "cashflow is king" kind of guy personally, but know these come with more hands on approach and don't wish to try snd navigate that from this distance but also would like to see a direct return on my funds.

@Lee Ripma I find myself in the same situation being located in MA and having a small portfolio of small multifamily properties here. I am beginning to educate myself on the out of state investing in hopes of a 12-20 unit property. I am trying to get as many doors in one building as my thought process for management will be an easier transition to start with one larger property rather than multiple smaller ones, although this is just a thought. I am searching for markets with better COC, Rent- To- Price ratios, better median household incomes, increasing population, as well as assets that are 1960 and newer. In my current market we have increasing rent rates, however, the pool of tenant is tougher, with lower median household incomes, buildings that are aged 100+ years and unfortunately a market that sees these properties going for far over asking regardless of the deferred maintenance and cap ex repairs that goes into these older buildings. Never-mind the fact that MA is a very tenant friendly state. Are you having any luck with this in KC? Are these deals mostly off market with direct to owner or are you finding luck through a broker?

@Marc Rice Small world. I live and invest in small multifamily properties in New Bedford.I am actually currently doing some research in preparation for my first out of state investment. Looking into OH, specifically smaller to medium size multifamily properties that are 1960 and newer. Would love to chat more and pick your brain!

@Ron Brady @Jeffery Wilen Glad to hear this. I will look into rentler (I have heard this discussed before) and Turobtenant to see what they offer and if it will create a smoother atmosphere. I appreciate the insight and recommendations.

@Kevin Sobilo I was in the same boat initially with transfer of tenants. I also just receive payments at the moment and physically upload leases etc. However, now that I have some units becoming vacant, the listing/ sending links for applications has been a technical nightmare. I attempt to send links, but apartments.com consistently states that I don't have any unit listings active...when then it says they are active and I keep getting requests for applications. I am very particular the process and SOP/SOGs of filling vacancies and prescreening etc...and this platform doesn't really allow for my hybrid style to use the application/website for my needs, but my own personal data and forms etc simultaneously. I just feel it is not a good fit for me and am exploring other options. The fact that I get paid monthly by it...and basically only use it for that purpose at this time and nothing else shows me it is time for a better alternative.

I originally had Cozy.co and actually through some guidance learned to love it. I was transferred over to apartments.com...and needless to say I have given it over a year or so...and it's garbage. I am looking for any alternatives and feedback that other landlords or property managers are using
