@Brian Burke, thank you for the continued feedback and input. I certainly see your point. I recognize this will take some testing and really depend on the investor.

@Mike Dymski I appreciate the input. Perception matters, because I am knew to this side of the business, I don't know what that is.

@Michael Bishop good question. We are bringing the entitlements which took 2 years of work to get and nearly 1 million in soft costs. We are bringing the expertise to build, stabilize and manage the property. We also have acquired the land under good terms (seller carry).

I guess we don’t totally know the market value of that.

We are also weigh options of getting some of the soft cost money replaced with investor money.

Great feedback. We are looking at some sort of waterfall structure, but I was unsure what reasonable splits were at the different hurdles.

@Brian Burke it’s a long story, but the land is be closed on this week. The seller is carry back a note.

We have the entitlements completed. We just need to pay for the permit. We could start building in 90 days.

We need equity for the construction loan.
