Anyone have any experience with a 2 story building being build up into a 3-4 story? I know the first thing is to check with city ordinance and such, but looking for info on how the process actually went. Hick-ups, tips, tricks, etcetera, anything is appreciated.

Can someone help me understand some best ways to value properties.

How do you correctly value land that would have a condemned building on the property. Does this effect the price you would pay because you have to demo etc. or does that not matter. For example. A .45 acre lot is market price 960k. The land is only 840k and the “property improvements” is valued at 120k. Obviously you wouldn’t want to pay for the 120k cause it’s has no use to you. All comments and ideas are appreciated.

Hello, to start off I would like to say I am a complete newbie looking to get into this real estate game. I currently live near a college heavy area and was wondering what peoples thoughts and expirences are with buying and managing rentals properties in these type of areas. I know from personal experience that college students, men and women lack the mind set of taking care of things. Between general cleanliness, throwing parties and overall lack of care for other people and there belongings. The big questions are,is it worth investing in my immediate area, what percent of CoC ROI should I be aiming for in these markets, is there a lot more vacancy turnover or do tenants tend to stay in the properties for their full 2-4 years for schooling. Any information or articles you have to share pertaining to this topic would be greatly appreciated. If this has already been discussed multiple times I apologize. Thank you in advance.
