I would like to obtain my real estate license, however I am currently living in North Dakota and am not sure how much longer I plan to live here. At least for the next year at minimum. But I don’t really want to wait until I figure it out to start getting my license but from my understanding you may have to re do the course if you move to a different state. Any advice would be appreciated!

I came across some money and would like to dive into my first rental either AirBnb or single family. I am open to purchasing property all over the US and would like to put around 50k down. I was wondering if anyone had suggestions on good locations for a STR maybe single family in a bigger city/vacation spot. So far I have looked all around Florida (Melbourne and St Pete to name a few) and parts of Texas. Any input or guidance would be great!

Thank you for the response! I will keep working on crunching numbers and weighing pros and cons. I am leaning more towards the vacation rental, that sounds well worth it. How did you decide where to to purchase your vacation rental? Any advice on finding a good property manager out of state?

Good evening everyone! I have been looking into purchasing my first investment property and one of the many decisions I have to make is going for a single family home to rent out monthly or go for an Air bnb. Air bnb seems appealing because it could be used as a part time vacation home to use when it is not occupied. The returns could potentially be greater with an air bnb but I feel it is also more risky because it is not a monthly rent payment. Where as with a single family home would be a steady rent payment with some cashflow. The type of rental I choose will make a huge difference on the type of property (house, condo, apartment) and the location I end up going with. Curious if anyone has any thoughts or can help thank you in advance!
