I have a property under contract but I am afraid my debt to income may be too high. I am self employed and recently just bought another property. My first year of tax returns shows a very low income but I am projected to make more this year. Does any body know of hard money lenders who will lend for a short term like a year on a primary residence until I am able to get it refinanced?

We are looking to buy a property that we are planning on house hacking and want to get in for as little up front costs as possible. The seller has a number they want to get for it. Would it make sense to add an extra 10k on to the purchase price and stipulate  that seller pays all the closing costs? Would I be able to get into the property for just the down payment amount without the additional closing costs, as long as costs do not exceed 10k?  I am going to be using traditional bank financing.

I was just wondering if anyone has any recommendations on a bank in Pittsburgh that allows you to use 20% down on a rental property instead of 25% down?

I own a partnership Llc and I want to buy a small apartment building with some of the profit. So as to keep my real estate protected and separate, I want to start a separate s Corp entity. How can I use the profits generated by my retail to buy property using the sCorp while using my pre tax dollars?
