I am looking for somebody who has good writing skills and real estate investing / rehabbing experience to provide article content for a real estate rehabbing focused blog.

Will pay you for each completed article of 750-2000 words.  We will brainstorm topics to write about and I can provide ideas.

The right candidate will be able to show past writing samples, as well as past rehab projects completed.  The more experience the better.  Please respond or DM me with contact information and related experience as well as past sample articles or a current sample of your writing.

Thanks Cornelius. We'll definitely be doing walk-throughs of several projects we are working on with detailed explanations of each.

Estimating repair costs is something we are definitely considering, and seems to be valuable information based on feedback we've gotten. It can be tricky though since many material and labor costs vary from one part of the country to another.

Perhaps giving an example of our repair estimate based on our location, then a general ballpark idea of the low end and high end would be good to show people in different markets.

Thanks Taylor, this is helpful. I like the idea of gamifying the process in an interactive way. Maybe we can incorporate something like this into it.

I am creating high quality instructional training videos covering the rehabbing/flipping process and would love some feedback on what topics you would want to see covered in videos like this.

As a newbie, or even part time investor, what questions would you want answered, and what information would you want covered in step by step how-to videos like this?

Hello, I have 2 tenants in a property whose lease is coming up end of December that I can't get a hold of. I've tried emailing them, calling them, and even went to the property to make sure everything was okay and left a note asking them to please call me. It seems both of their cell phone numbers have been disconnected. I went through the property when I went out there just to make sure everything was okay since I haven't heard from them in at least 2 months. Aside from it being a mess, everything looked okay inside.

The rent is paid in full through the end of the lease in December.
What recourse do I have here? I need to talk to them to discuss renewing the lease and a few other things. The property is in Indiana. Something just isn't sitting right with me about this.

Wow, thanks for all of the helpful advice, everyone. I've got a much better grasp on this, now. I've found a lender who is willing to to the mortgage in the name of the LLC, and after weighing the pros and the cons of the situation, I think that's what I'm going to try to do.

I have a pretty fair idea how a Series LLC gets set up but am wondering how it works with mortgages and tax ID numbers, etc. The umbrella LLC and each individual series under the umbrella are treated as separate entities, so do I need to get a different tax ID number for each series I open as well as the separate tax ID number for the umbrella LLC? For example, ABC, LLC is the umbrella LLC and I form ABC, LLC Series A to hold title to a piece of real estate. Do I apply for a mortgage for that particular property in the name of ABC, LLC or in the name of ABC, LLC Series A? I think I may know the answer but am not certain and wanted to get the group's opinion. Thanks in advance.

I have a rental property that I paid cash to purchase and rehab and now have tenants in the property. I want to refinance out and get a 1st mortgage on the property. I also want to put the property in the name of an LLC to protect my personal assets from any liability. Do I get the mortgage in my name personally and then form the LLC? And if I do that, by changing the ownership of the house, aren't I in default of the loan? Just trying to figure out how to do this right, any help would be greatly appreciated...
