Do anyone have a recommendation for a good contractor in the Raleigh area? I need to get decking, roof and siding repair done. Appreciate any leads you can provide. 

Post: Transferring an investment property into a trust

I am in the process of buying my first investment property. During the process, the lender would not allow me to purchase with an LLC because the LLC wouldn't have credit. My lender did recommend after purchase transferring the deed to a trust and then having the LLC be the beneficiary of the trust. Does anyone have experience with this kind of structure?

How would you do the banking? Everything would go through the trust and then the trust pays the LLC the profits, who pays the owners?

Hi Newbie, 

I have some people that are interested in investing in real estate and I do not have the funds. I would like to find a way to have them provide the loan or funding and I find the deals. I know this is commonly done from my research, but not sure how this is actually structured. If they get the loan (since they can get great rates), how can I ensure I get my cut of the profits?

Hi Newbie here, 

I have a few people that are interested in investing in real estate. I would like to structure things so that these investors supply the money and I do all of the back work (finding the homes, getting them fixed up and managing the rental process with a rental company). I would basically just send them a check each month with their cut. How do you structure such deals? Do I start an LLC with the investors? Or can I start my own LLC and then sign something with the investors saying they are part owners of the property? I know you can't provide legal advice, but trying to get a sense of what are some common approaches.

Im very organized and good at researching

Selected a location (raleigh NC) 3 beds 2 bath with a yard preferably closer to city center. 

 I haven't been running calculators on every property. 

I have been pre-approved, but from a credit union which did let me know my max number just if they would approve me for a $170,000 home I was looking at. 

I have an agent that I am comfortable with. 

No books (any recommendations?), but have been listening to podcasts each day.

Hi. New to the site and have about 30K saved up with no debt. I currently live in Japan until March, but would like to start purchasing property in the states. Is it best to start with a owner occupied property (duplex) or is it possible to buy a rental property and still be able to buy a home for myself by March?
