Quote from @Michael S.:

@Shannon Allaire - the market here has been bizarre in 2024, especially Q3 and Q4.  I've spoken with multiple real estate agents, property managers, and investors who have all noticed the same thing.

-Rentals are very labile - some rent in less than a week for more than expected, others take two months or more despite being listed for less than they were previously rented for two years ago

-There is no cash flow in A or B for new purchases unless you want to put down 30% or more, or find a unicorn deal.

-Wholesale deals are all over the place - we've seen some great deals, some ARVs that are ridiculous, and some that are priced more than it would fetch on the MLS

-C neighborhoods are going anywhere from 70 sq ft to almost 200 sq ft in variable conditions.

-We all selling more than buying because we picked up multiple flip deals but have encountered minimal LTR opportunities to buy in 2024.

-It's been so crazy that I'm under contract for an OOS property in Indiana now with another business partner - never thought I'd see the day where I'd have to look outside of Huntsville for deals

Hi Michael, Just wondering which part of Indiana you are investing right now? I have 2 rentals in Indianapolis but thought maybe I should look in AL instead but just starting my research.

Post: I have a rental property with foundation problem looking for foundation company

Hi there,

I have a single family home rental property in Casselberry, FL that we noticed cracks in the wall. We had 1 foundation company come out to do the estimate and we were quoted $35k for the project. The issue seems bigger than I thought and I like to request some more estimates from other foundation companies. Does anyone have recommendations for reputable foundation companies? Do I need to also get a structural engineer's involvement and does anyone have good contact for one?

Thank you so much for your help!

Investment Info:

Single-family residence buy & hold investment in Sanford, FL.

Purchase price: $215,000
Cash invested: $155,000

First investment property that I decided to use all my cash from inheritance. Lesson learned from it to leverage other people's money instead of your own. Cash stuck in the deal for a little bit over a year. Sooo many lesson learned. We bought it with the intention to BRRRR. After cash out refinance, we're still stuck with a lot of money in it. But the area is growing fast with promising high return in equity. And this property gave us an opportunity to purchase a neighbor house off market.

What made you interested in investing in this type of deal?

close to home

How did you find this deal and how did you negotiate it?

I found this deal through a wholesaler.

How did you finance this deal?

using my own cash

How did you add value to the deal?

re-plumb, re-wire, update flooring, kitchen and bathrooms

What was the outcome?

I went through the whole BRRRR process with this property. Long term tenant, using DSCR loan, cash-out refinance to fund more deals

Lessons learned? Challenges?

- Leveraging people's money to invest in more deals instead of having it stuck in 1 deal.
- Contractor :)

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We use RCN Capital for out cash-out refinance and I have heard lots of compliments from local investors and out title company about how great their rates are compared to others out there. Im very happy with RCN Capital and will use them for more deals in the future.
