Hey Lords and Ladies,

As I embark on my real estate journey wearing both the investor and Realtor hats, it's becoming clear - the STR scene is going to be one of my core niches. My personal trusty cash flow analyzer has served me well for my own deals, but it's upgrade time for something with more oomph. BiggerPockets has its arsenal of tools, yet the draw of Airdna's precise data seems more of what my clients might need. There's also the free advice from Rabbu that's great. Any advice to guide me on this thrilling decision-making ride?

Hello Bigger Pockets community,

I'm excited to be joining this forum as a first-time writer, but a long-time listener. I'm a licensed real estate agent in the Orlando/Central Florida area and also a real estate investor with 4 properties of my own. I'm eager to learn from the experienced members of this community and also to share my own insights and experiences with others.

I'm particularly interested in connecting with other real estate professionals in the area and expanding my network. As a licensed agent, I understand the importance of building relationships and I believe that this forum can be a great place to do just that.

With hospitality workers, Amazon warehouses, teachers, nurses, college students and many others desperately in need of affordable housing, the market itself is enormous. I believe it's more likely that brand awareness for the Padsplit platform isn't there yet and most people are looking to FB, Craigslist etc. to find rooms or affordable places to live. Having said that, I feel this will catch on, just because the need is so vast.


Oh, I agree with you 100% either this will take off like rocket or dwindle out like all the others that have come before it. When someone can basically be a FSBO for their own property on The other socials like you mentioned and that is working. Why would they want to have to pay out another business? Facebook groups for all of those people mentioned is where you can get your place rented easily, its just hard to do per room.

I was actually looking into this for one of my properties as well. Looks like there is a couple of different homes on it in orlando but not fully rented which I think there just isn't the market for it yet here?

Sadly, real estate rocks does not work anymore
