Hey Brandon, I went through this process in Manchester for the same thing (turning a commercial space into a residential apartment). Feel free to PM me if you want to discuss further. I had no experience in it at the time and did not use an attorney. The process was a bit labor intensive on the front end but actually presenting the information to the board was not bad and it was easily approved.

Adam, that area is right in the center city of Manchester. I'd personally say that's a C-/D area, depending on the exact location and building. That's not to say there's not potential depending on the deal but the tenant base would be tough.

Ahoy BP community,

My name is Nick Georgoulis. I am the classic case of Bigger Pockets lurker turned first time poster. I've learned so much at BP from the forums to the podcasts, blogs, webinars, etc. I'm excited to now finally put my name out there and get personally involved in the conversations.

I'm originally from North Andover, Massachusetts. I moved to southern New Hampshire ten years ago and that is where I currently reside with my wife and children. I am a police officer here and currently am assigned as a detective. I enjoy my job and the impact I can provide in my community but I am looking forward to building up an investment portfolio to provide my family with financial freedom. 

I've done a few passive residential real estate development investing deals in the Boston area with a relative over the past few years. My goal and passion, however, is to invest in long-term buy and hold rental properties, ideally using the BRRRR method. I am looking to invest in southern NH, most likely in Manchester, NH but have also been looking in the Concord, NH and Nashua, NH markets and sub-markets therein.

My initial goal is to find my first deal; a 5-8 unit rental property. Beyond that, I have a goal of having 100 units by 40 years old (I'm almost 33 now). Ultimately, my plan is to be able to "retire" and have enough passive income that I can have the freedom to travel, enjoy life, and spend more time with my wife and children (as I write this on a Saturday I'm at work - don't tell on me - and my kids are at soccer).
