I know some people do it in quarters, some in the scope of work with a timeline that has to be met. Just wanted to get some perspective from investors and if possible contractors as well. Thank you Andrew... And to answer your question Kimberly, the place is in Long Beach, but I'm not sure if it is common in the area to have soil issues. The property is over 100 yrs old and again the listing agent has not been very helpful. He just said there are "foundation issues". So, I am trying to get advice on how to find out who to contact for the lowest price to find out if it is worth flipping... Thank you guys for your responses.....

Hello All,

I have found a property that has structural / foundation damage. It is an REO and the listing agent is not giving a lot of information about the damage other than it exists. I was hoping someone could give me advice on who would be a good source for finding out what exactly the damage is and how much it would cost to fix. Thank you...

Hello All,

Just wanted to get some feed back on private money individuals. Is it common for a private money investor to lend on high LTV deals (ie. over 80 or 90%)? Covering the purchase and rehab costs, if flipping? Or is this the proverbial unicorn....?? Thank you...

Hello All,

I have been running into a small issue and wanted to get some feed back to see if anyone new a way around this. I have a small tax lien that is against me personally. I will be paid off completely in the next few months, but this does not help me today. I know some hard money lenders/ private lenders will not lend to me until this is cleared up.

My question is if I am using and LLC. or Corp. to purchase the property will this issue still apply? If so, any suggestion to get around this would be greatly appreciated. (aside from the obvious of paying off the tax lien).... Thank you...
