Thanks a lot for your advice. Are you saying I just put down only the lady with good credit on lease but allow the 2nd lady to live there before the first lady moves out? Will that be considered a discrimination? Thanks.

I am renting out my house for close to $3000 a month. Two ladies are very interested. They are both in their early 50s. One is self employeed with income from $120K to 200K a year based on recent two year tax return. She has a 800 credit and no single late payment. The other lady has an income a little over $30K a year. She has filed bankruptcy with credit score at lower 500. She has just one 30-day late payment before April 2012. Now my question is should I rent the house to the ladies? If yes, what should be wrote in the lease to make sure no potential issue in the future in case the lady with higher earning moves out? Thanks a lot.

I am an Oregon residence and considering to buy a property in Phoenix, AZ to rent it out. Can someone give some advice on how to proceed? How to prevent some potential issues? What kinds of issue we may run into? Thanks.

We have a potential renter wants to expend his day care business. He can sign a three year lease. But I am not sure the liability or insurance coverage. Please advise!

Should we rent our house to a college kid on schoolarship? He is a football player. The rent is about $1700 per month. I am not sure if he can afford it. Plus I am not sure if he has time to take care the large yard (half acre). Please advise.

He has no eviction, no criminal record. Just needs to pay child support monthly and filed chapter 13 four years ago. Job is home care and earns about $1800 monthly. But the lady has about $3000 monthly income and has good credit, no eviction, no crime, no late payment. They have been living in current rental for almost three years. The rent on our house is $1598. This is our first time to try to rent out our house. Really appreciate your help on making a decision.

We thought we found two very nice tenants. After background check, the lady showed no apprent issue. But the guy had one civil judgment in 2006 and filed chapter 13 in 2004. Should I deny their application? Thanks.
