Hello, 

I'm trying to master the concept of the cap rate. I pretty much know that it's the ROI if you paid all cash for a deal, and that it is a base for determining an investment properties NOI. My question is can someone explain to me the equity cap and the debt cap creating the blended cap? Thank you

when using the spreadsheet or calculating the future estimate of appreciation, rent, expenses, inflation(as a percentage increase).  Where are you getting this trend analysis information from?  Is it just some guesstimation or is there a formula for figuring this out?

I know what I need to have comps but I don't know how to get them.  Some help please.
