Thanks for all the responses and goodwill!

I plan to go to the REIA meetings. I am sure that is an invaluable resource for meeting other investors.

My gameplan for getting started is to post bandit signs in the areas I have pegged as hot areas. Then do a little direct mailing. Hopefully I can find an undervalued property...(fingers crossed).

Meanwhile I still have to find an investor friendly title company.
A to B B to C closing title company. Also could use a reference for a decent home inspector.

Tracy Royce.......Richard Low and Levi Gale thank for taking out the time to offer a welcoming hand and sage advice. New ventures are always kinda nerve wrecking but its nice to know experienced people are there.

Hello Sabrina,

Thanks for the response...I am interested in wholesaling
and lease option. Sabrina need to build up cash and credit.

Good friday BP community,

Just moved to phx from vegas and ready to see what the state of the market is here. I have very limited exp. with investing. I have read a lot just havent
jumped yet.

I know the market is better here than vegas. Signed up for the association meetings and cant wait. Smoozing can be fun. Any Phoenix investors around??

is you have to be dishonest from start to make it valid.

Ok first of all I really want to thank you guys for all the feedback.
It is cool to see that there is such a wealth of knowledge here

Mr. Holden I especially want thank you for your knowledgable
reply. Positive and experienced base comments is what I was
looking for when I signed up sir. Thank you

To the negative person that responded by saying I needed to get
A job and not open myself up to litigation by submitting bogus
offers I say please keep your negativity to yourself. I am no fool
trying to rip off a homeowner. I am trying to build wealth by acquiring
Destressed, abandon or unwanted properties. I believe this can be done
without robbing people. I know this because I was once not too
long ago a distressed home owner.
By the way Phil the quality that will make me different than the weak
willed throng of wanna be investors is my experience . I have seen
wholesaling and lease option work.

Hello Ben and Phil

Fair question....why am I doing this real estate investing thing.
My answer is to create a win win deal for the destressed homeowner
And myself. My plan is to make offers on destressed properties and vacant properties
till I get an accepted offer subject to inspection of course.

Hello all .. From Vegas

I have read a lot of forum post and have to admit that this is a great
way to network.
My question is this ....What do you suggest I do before making that first offer. Other than the obvious of
having my team in place
