I am in the early stages of buying a multifamily and am analyzing different markets. One of the criteria I am using to compare markets is cape rates. I had been recommended to use the cap rate survey from CBRE, but it is not working or up to date. Aside from calling individual brokers in every market, is there another reliable sources to quickly analyze multiple markets?

I recently purchased my first duplex and inherited one of the tenants until October(when her lease ends). She is well below market rent and attempts to amend her lease up to appropriate rent have been unsuccessful.
The dilemma I have now is the security deposit. I have not received a walk-in inspection from the seller for this tenants unit, so I am assuming it was not done. I know there are some significant repairs that will need to be done after the tenant moves out, but I noticed them when I looked at the house to purchase it. 
My original thoughts were to delegate the security deposits towards any issues that are not normal wear and tear. However, the tenant wants to do a walk-in inspection because of the change in ownership. I don't agree with this, as it doesn't accurately represent the previous 11 years she has been a tenant there. 
I want to handle this correctly from a legal standpoint but also not be taken advantage of. Thanks in advance for your thoughts and advice.

@Joe Villeneuve when you say net income, it's the same as net operating income?

Hi, I have listened to the podcast and have heard Brandon and David talk about good debt. I am stuck on how rent from tenants could not be taxed when paying down a mortgage. I can understand how the IRS could see rent as an income and subject to tax but is possible to not be taxed? I appreciate any explanation. Thanks in advance

I am trying to understand what the purpose of wholeselling is when investors can buy properties the same way and save money in doing so. I've listened to multiple podcasts that explain how to do it, but haven't heard why? Is it a time constraint for investors? If so, are investors essentially paying whole sellers to find distressed properties?
