Personally, I would not agree to any of those terms. 

I normally assume that any seller wanting me to sign without giving me a chance to think about it is hiding something. Yes, I may lose the deal to another buyer, but I will not be pressured to sign quickly.

If you give him a non-refundable deposit and it doesn't pass inspection, or he can't provide clear title, you're out $2K for nothing. That's not how earnest money is supposed to work.

As a buyer, I specify which title company I am willing to use, with few exceptions. Unless he has a good reason for insisting on his preferred company, I'd say no.

**You should also know that on my list of trustworthy persons, wholesalers fall below used car salesmen and politicians, and only slightly above Charles Ponzi.**

Thanks for the feedback. Are you saying the search feature is only available to paid members? I did not know that.

The search function is available to us peons, but not very useful. I have tried searching for a post that I remember reading, possibly even commented on, but just can't find it. We can't blame newcomers for asking the same questions that have been answered dozens of times when the search isn't user friendly.

To answer the OP: I find the forum structure very confusing. I usually stick with the trending posts or those I am following. If I want to start a new thread, I always spend what seems to be an excessive amount of time deciding where to put it, and I'm never sure I've picked the right place.

Earlier this year one of our tenants shot himself in the basement. The biohazard cleanup guys said that it wasn't bad for that type of incident. The bill was almost $10,000. It could easily have been 2-3 times as much with just slightly different circumstances. Definitely worth the $600/year insurance payment.

Yes, we DIY. Less now than we used to, though. We could hire it all out, but where's the fun in that? One of the reasons we are in this business is that we enjoy it. So if we know (or can learn) how to do something and we want to do it, we do.

Practically, that means HVAC, roofing, siding, windows, concrete, and most of the demo are hired out. We do most of the electrical and plumbing, all lighting, tile, cabinet & counter install, and about half of the painting & flooring.

 Pete, I feel your pain with local mail delivery. It is exactly the same in my small town. They send our mail 70 miles west to be sorted, then they drive it back, past our town to the PO in the next town. A worker there brings it back to our PO, then it goes in our box. Such a great improvement over the old system. :-(

Here is my solution:

#1 - Rent is due in my hand on the 1st, late fee applies after 12 noon on the 5th. The only exception is Cozy. I consider that received when paid, even though it doesn't hit my bank account for several days. (I consider it an incentive for paying online.) I make a firm point of explaining this to the tenant at lease signing. If they want to mail a check or money order, send it a week early.

#2 - Our postmaster is sympathetic to our struggle with delayed local mail service. If the tenant takes the envelope in to the desk and asks, they will put it directly into our box instead of sending it off to be sorted. I asked the postmaster if this was a nuisance for them, because the last thing I need is for them to be annoyed at me. She assured me that they do this for a lot of tenants in town, and it was okay. We are a small town - about 2100 population.

I know that some allow/encourage tenants to deposit directly into their bank account, but I do not. The receipts our bank prints out have our account balance and my tenants don't need that information.

#2: An article about squatters is not divisive among landlords. All landlords are against squatters.

#3: The thread is 9 months old. It was posted well before "everything" was going on.

In my area, yes, the local banks will make loans on small amounts like that. I don't know what the fees would be, however.

We only invest within the city limits of our small local town, so that cuts things down considerably. Given that constraint, here is what we look for:

  1. Will it make us money?
  2. Location. Do we like the neighborhood?
  3. Will it make us money?
  4. Is it a house that will appeal to our target demographic?
  5. Will it make us money?
