What does your lease say? Is rent considered paid when the payment is made, or when you receive it? If the lease doesn't specify, then you will have to accept that it is when the payment is made.

My lease specifies that electronic payments are on time if made by the 1st, but checks sent by mail must be in my PO box by the 1st to be on time. I also include a warning in the payment section of the lease. If the tenant drops the payment in their mailbox it will take a minimum of 3 days (5-7 over weekends/holidays) to reach my PO box (in the same town!). Many tenants, including some of mine, go into the post office and hand the envelope to the clerk, asking them to put it in the po box. I asked our postmaster about this because I didn't want them getting annoyed at us, but she said it's no problem, lots of renters do that.

 Um.... It's not so obvious and self explanatory to me.  Do you mean that they don't put light switches near doors? The way your statement is worded it sounds like you don't like builders putting light switches near doors.

Yes, I have a list, but most items are a range or minimum charge. Blinds, for example, range from $15 to $100, depending on window size and blind quality. Keys are $5/ea and garage door remotes are $50/ea. I charge $10 each if I have to replace the burner pans in a coil top stove. They can buy all 4 at Walmart for $10 and do it themselves, which is what I prefer.

Many damage charges cannot be included in a list, however. The charge for ruined floor covering, for example, depends on the size of the room and type (carpet, vinyl, tile, wood). I give them a list mainly to motivate them to return the unit in the same condition as when they moved in (or close).

Windows are crazy right now. Our local home center told us last week that window orders are 25 to 30 weeks out.

 Yes, small town. The sign at the city limits says 2146 population.

Wellllllll...... maybe not. We had a house on the market tied up for 3 months by a buyer that we knew couldn't close.

We accepted a verbal offer before knowing who made it. Once we saw the written offer we knew there would be problems. If we had known from the start who had made the offer we would never have agreed to it, but once we said we'd accept it, we weren't going back on our word. That's not how we do business.

The "buyer's" realtor was also no good and greatly contributed to the problem. We will not do business with them or with anyone they represent in the future.

If we had rejected the offer after learning who made it we probably could be accused of discrimination. She was a single mother of low intelligence living on child support and welfare. But our actual reasons for rejecting her offer would be that she is unreliable, has no money, and is a magnet for drama.

 What he wants is irrelevant. I would tell him that his lease will not be renewed. I don't put up with people yelling at me.

Stop being "nice". Stick to the lease.

When you buy a house with financing, you are using other people's  (the bank's) money. You use your own money to pay back the loan. So whose money you are using depends on what point in the process you are talking about.
