You're actually planning on spending $20k on rehab for that house? It really doesn't look like it needs that much. I would repaint the red rooms in a neutral color & probably remove the wire shelves. I would not change the tile floor unless there are cracked or broken tiles. If the appliances are working I would not change them. Vinyl plank flooring is an excellent choice for a rental.

We own 12 houses. All of our tenants have paid on time every month this year.

Sell it. Using your home as a rental is rarely a good idea. When you bought it, you were looking for a house to please you, not to make money. Now you should get your equity out of it and invest in something that makes a profit. 

#2 is a terrible idea. If you need to supplement mil's income by paying some of her rent, do so directly. You won't be tying up a $200k asset that way.

 Even governments with breed restrictions can not disallow service animals of that breed per federal law.  There have been a number of local governments with pitbull bans for instance, that have gotten the smack down on pitbull service animals.

Yes! We love our machine. We recently turned a house that didn't need a complete repaint - just some touch up, so it didn't get that fresh paint smell. However, there was a lingering doggy odor until we ran the ozone generator over night. We had several comments from applicants: "It smells so nice/fresh in here! Did you just paint?"

A friend had a very bad mold issue in his house. Even after remediation, the smell was bad. We loaned him our machine and a 12 hour treatment took care of the problem.

Magic!

As of May 24, 2 out of 10 of my tenants have already paid June rent.

We own SFRs, no duplexes. All windows have blinds, most have curtains, or at least rods.

We provide stove and dishwasher. Most of our tenants already have a refrigerator, so we don't provide that. We make sure all of our houses have w/d hookups, but never provide the appliances. 

If we had 1/1 duplexes we'd probably provide the fridge.

The state doesn't care about your protests. Withholding taxes due is not leverage, it's stupidity. The state will simply sell your real estate to get the taxes they are owed. They don't care why you don't pay, they just follow their procedures.

In the newer section of our little town is a street named West Lane Ave. I've always thought that was strange.

Even stranger, though, is the difficulty of figuring out if a particular road is a "street" or an "avenue". I drove up Patton a few days ago and actually looked at the signs, which I usually ignore. The first sign said Patton St. but on the next corner the sign said Patton Ave. The next was street again, then avenue, and the last one was street. 

Our house on that road gets a gas bill for xxx Patton St, but the water and electric is xxx Patton Ave. I guess no one knows.
