Hello - 

Can anyone please recommend any wholesalers in the Seattle, Tacoma, Burien area? Looking for some off market deals in these areas.

Up! Also wanted to get anyone's feedback from those who have tried Thach Nguyen's mentorship program. Is it work it - I think it is around $10k. Wondering if this is just a course + Q&A. Or whether they will actually guide and help you in doing your BRRRs.

@Diana Devine thank you for posting your feedback on the program. I also tried joining, but after an interview with their program coordinator/manager who is very condescending, I did not get a call back. Because of that, I did not bother following up my application to the program. 

Still wanting to do BRRR in action, but baby steps - I was able to do a couple of long distance LTR SFH where I was able to build my core 4. What is keeping me from doing it is doing renovations remotely but I came to meet a remote contractor in my last purchase who I can use in the future. :)

Hello All - wondering if anybody eventually took the leap and went for the OpenSpaces Cohort program and can share their experiences/feedback, cost. 

 @Claudia Ho: Would you know how often the group meets and whether the sessions held during weekends? I am also considering joining the program but I only have the weekends to commit. Does the program also provide contacts for your REI team, say you want to do long-distance BRRR and have no contacts at all?

@Dmitriy Fomichenko / @Bernard Reisz - thank you for your the helpful inputs. you've confirmed my gut-feel on the risks going into eQRP given my situation. :)

@Terry Lawson - we have a very similar situation and I feel the same way about not being able to justify self-employment. So, I am more leaning towards doing SDIRA now. Best of luck on your investments.

@Terry Lawson did you end up going with https://www.eqrp.co/? if so, how did it go? i was planning on rolling over a 401k from a previous employer to them while still fully employed with my employer where I have an active 401k plan. what they are suggesting is that they can help set me up as an affiliate (with a landing page online) which I can then share with people i know. i guess that will be the "active work" that will qualify as self-employment. 

it may work, but that will incur $3k one time account setup fee plus $399 yearly fees. are these fees over industry standards for QRPSs/solo-401ks?

@Dave Skow thanks for your advice on getting a loan pre-approval. I was actually thinking about when to get a loan if I would have to do multiple offers. Now that makes sense.

@Rachel Luoto - looks like Bremerton is a great option with the ferry to Seattle within 30mins. Does it have a good purchase to rent ratio? 

I think I would have to rule out Tacoma for now and choose between Bremerton/Kitsap area and Spokane (I know this is 4hrs away but looks like the place is also about to boom in a few years).

@Account Closed - thanks for sharing your out-of-state investing strategy. perhaps on my next purchase, after i get more experience on REI, i will consider remote rentals.
