Found a property on the Tax Delinquent List that im interested in minimum bid is 16k the owner owes 13k in back taxes, I offered him the 16k plus I would pay for his back taxes, he agreed was this too easy ?? of course it was a wholesale deal im assigning it to a buyer once its under contract, he needs about 10k in cosmetic repairs to be rent ready, and about 20k to make it look better to almost 2019 standards. the total ARV is about 120k what do you guys think

@Jordan Hannes how do you find the ones that aren’t on the tax sale list, I am only able to see the ones that have a date for sale coming up

I'm new to wholesaling just trying to inform myself before attempting to jump into it, but my question is why would an investor choose to buy a property from me (contract) when he can just wait until the auction, wouldn't it be cheaper just to wait, I see that maybe they don't want to compete with other bidders but I can't wrap my head around it, just need someones input on this I heard they're the hottest leads next to pre-foreclosures

Thanks guys didn’t expect to get some answers once I saw that everyone was telling me to research on my own but I really appreciate you guys taking the time to answer, Not that anyone’s feedback didn’t help they’re still right I need to learn on my own some more, really appreciate how you guys said I still had to learn more and even gave me some tips on how to do so and what to expect

How do you find properties and what kind of factors do I take into consideration before giving an offer wether it be the property itself or the neighborhood or the area. How do you go about finding investors to get the deals assigned to them? And how long can you keep the buyer at wait in case you can't find an investor and also what type of properties are the easiest to flip

I know it’s a lot of questions all bunched up but I thank y’all in advance if you took the time to answer
