So I am looking for a way to better cover myself against renters that might damage my property while living in one of my units.  Would requiring renters insurance for all tenants cover me in cases such as major damage to appliances, walls, flooring?  Would the tenant's renters insurance cover illegal activities like pot grows or meth labs that might severally damage the property.  

Also, could I personally take you a renters insurance policy on my tenant, and file a claim if any of the above issues were to arise?

Post: Pre-Mitigated Meth House

Having just gone through a meth mitigation, the sell should have paper work showing that the mitigation was completed and the testing showing that the property is clean of the meth contaminated.  There should also be a police report on file showing which unit had the issues, since you are suppose to report the issue to the local authorities. If they are self contained units, then the other units should be fine. The testing should have also been done in any communal areas and outside of the contaminated unit.  Our units are also self-contained units, but we still had to test all communal areas and outside of the unit to make sure that the contamination did not infect any other areas.  The testing information is filed with the county and state and CDPHE, so you can look there for the testing information but it will take some time since the websites are hard to navigate.  I would just ask the seller.  I believe they are being truthful with you since once mitigation to is done to state standards, they technique didn't have to disclose to you that their was a meth issue at all.  There are also self test you can get on amazon. I don't know how reliable they are, but they could give you a clue if the other unit might have a problem.  Hope that helps.

If you don't mind moving, then you may want to look in the Colorado Springs.  You can get a 4 plex there for the price of duplex in Denver.
