Advantages
  • Own the property free and clear immediately
  • No risk of foreclosure
  • No mortgage to meet
  • Can keep the unit vacant until you have the right renter
  • Can keep the unit vacant if repairs are needed
  • Almost all revenue (rent) is profit
  • Not paying any interest
  • Long-term property value appreciation
Disadvantages
  • Harder for beginners to buy
  • All income is taxable (minus expenses)
  • Can’t take advantage of mortgage interest tax deduction
  • Reduces cash flow which could be used for other investments
  • Risk of property value depreciating

As a first time investor, specifically investing into a residential property, my greatest fears are choosing the wrong property, gaining high debt and lack of cash flow, and the cost of maintenance to the property.

Hey @Account Closed! That's a great idea. My landlord haven't given me the lease actually. Maybe I should check it first before I could finally settle this issue with him. It sounds funny for me to ask for a repair of AC for this temp but I had an issue with our roof before and it took our landlord months before this has been repaired. I'm just afraid that if summer time begins my room isn't ready yet for a warm temp.

I've been a tenant in an apartment for about a year now. Then, just few days ago my a/c just broke down. As far as I know, when you rent an apartment, your landlord has the obligation to provide you with a living space that is fit for human habitation. This means that if something breaks down, your landlord might have to fix it to keep your apartment habitable. However, he refuses to repair it at his own cost. I just wanna ask if there are limits to this obligation. 

Reading through this article is a perfect timing. I'm actually planning to rent out my house. Thanks for this guide. This is very helpful. :)

I already made a marketing survey in the location where I intend to put up the business. It shows that there are very few restaurants or fast foods near the area. A plus factor is that it is just beside a school campus, students are preferably my target market. However, for about a decade now I've been living in an apartment and still don't have a property of my own. I was actually thinking the same thing as Caleb. There is somehow a lower return for a property compared with franchise but it's quite risky.
