FIRST OF ALL CONGRATULATION, this is phenomenal, and even that’s an understatement to say.

I mean your story is not only motivating, but it’s unbelievable practical, humbling, and again phenomenal.

I have been listen to BP since I got introduced to the podcast and website since 2019 and I am grateful for people like yourself that share their experiences and direct others to the right path. Thank you for not gatekeeping information.

I am currently a college student with little capitol and I am on the same path as you were, working door dash, delivery driver, anything that I can get my hands on. This post is very uplifting as I have been really down because of life’s circumstances. However, I aspire to reach your level of knowledge and experience, and be in your position soon.

I truly wish you vast amount of success!

I am a college student with part time income.

I couldn’t find any information with regards to this subject, so BP is my only hope !

If you do an owner finance or buy a property using hard money, can you rehab/fix it up and refinance to a 30 year traditional loan?

Would it be possible to qualify based on the rent the property produces and part time income ? Or qualification will still be based on a consistent W-2 income ?

I have great credit 780+

I have down payment + reserves

However my job is part time, my goal is to purchase my first duplex by end of next year.

Much appreciate those for advice and thank you in advance :)

I am fairly new to BP but I help with flipping properties here in Northern California;

When my partner initially hired contractors our overall price for the project of flipping a house which generally Included ( New roof, bee flooring, new painting, other cosmetics, and HVAC ) ran around 60k minimum. However when we took over and did the management and hired subcontractors, the price went down to almost 40k. California is pretty expensive so I think around 40K-50k is a okay approximation for your repairs and fixes if you do choose too. I am not familiar with your market so take my work as a grain salt .

Also, just think your first deal, as Brandon says, is more about learning and less about getting it perfect.

I completely agree; but I see his side also. We have only completed 4 deals and barely established an S-Corp. Since our business is not consistent yet, he is trying to save by paying only per service basis because we are not sure when we will get the next project. Once we establish the pipe line for our business it would make sense to have a monthly payment system set up. Nonetheless, I am completely with you! I hope someone see this post here and helps out. I appreciate you, for taking the time to read the post !

Hi everyone,

I am in process of working with a partner to flip houses we have flipped 4 houses so far and we have made a lot of mistakes, more specifically legal issues.

Since our business is new my partner does not want to pay a monthly fee for an attorney yet. Unfortunately the only ones we have found want a system as such. I have tried to persuade my partner to do so but he is hesitant. He wants to pay the attorney per service and later go to a monthly system once our business gets established. I was wondering if anybody has any suggestion or recommendation for real estate attorney who are experienced working with investors, in Northern California, Stockton/Sacramento/Modesto area. I would be happy to connect with them; work as a team together.

I would appreciate anybody that takes the time to read this and gives me a recommendation.

Thank you for sharing. I am curious how do you like your experience working as a loan officer would you recommend it? I am fairly new in real estate in Sacramento area and I am looking to get as much experience as possible through work or helping other investors!
