Thank you for the responses/feedback.  It's a 2 car garage.  I think the roof cost more because they have to remove and reinstall 13 solar panels.  As to the painting, it is just the exterior of the house.  2.4k SF.

Hello BB Family,

Need your expertise as to to whether my contractor presented me a reasonable costs. My rental property is located near USC. I need roofing done and was presented a cost of $28k, exterior painting of $9.5k ( 2 story SFH).

For the one bedroom ADU (ncluding plan/permit), tearing down of existing garage and fence, it will be $230k.

Balance on mortgage is less than $200k and the latest appraisal is at $900k.

I am now approved to refi at the rate of 4.125%

Before I sign the final documents, am I making a sound decision here?  

Any advise will be very much appreciated.

Hello mentors!  First of all, I just want to say thank you to all of you who educated and encouraged me to stay in this path in every post that I read for almost a month now since I joined BP.

I am in the process of refinancing my primary residence and the plan is to add ADU. But not sure of the ROI if I spent the money that I will cash out for ADU or is it better if I purchase a property outside CA ( I am thinking Plano , TX) and rent it out.

Should I do refi or HELOC? I also owned a rental property in LA, still in W2 and planning to moved to new company. Is that going to affect my refi or HELOC application if I have a new job?

Appreciate all the inputs from the gurus.

I just want to thank you all for sharing the valuable tools and knowledge.  Just joined BB 2 weeks ago and read a lot of postings from all of you.  I am so ready to leave the corporate world and feel comfortable of this new direction.  Keep posting those great ideas, you are impacting other lives like mine.  Currently, have 2 properties and looking to add more this year and hopefully start working for me soon.  Blessings to all. Stay healthy.
