My goal is to invest in a multifamily property to live in/airbnb. Me and my significant other are currently located in NJ but dream of making this move happen on the island. Why? One reason is to invest in the land my ancestors came from and contribute to conserving the culture. My only fear is making the jump with no employment set in place. I'm a furniture repairman for a retail company only located in the north east. My partner works remote and can move around as she pleases. In my head I'd want to buy a property cash or creative terms with a private money partner for the home and maybe a 2nd partner for the furnishing and start-up funding. I'm just trying to figure out how i can structure a deal in everyone's favor. Let's say i have an off-market deal for a two unit multi-fam in aguadilla for $240 "as-is". The seller lives in FL so the property is vacant. How should I look at this? Looking for people familiar with the PR market that can assist with underwriting. Running comps can be a bit difficult on the island. 

As a new wholesaler, what do you struggle with the most and how do you try and overcome? For experienced wholesalers I'd love to hear about your worst deal and what mistakes you learned from it. As well as your best deal and how you made it happen.

33 years old working with a funiture retail company for the last 10 years on a W-2. My goal is to start wholesaling and put the proceeds towards fix and flips and buy and holds. Once I have a portfolio I'm happy with, I'd look into private money lending. Looking forward to connecting with investors alike and building meaningful relationships within the industry.
