Overview of the Deal: Our 51-316B Kamehameha Hwy deal is a relocation & renovation project. The project will consist of relocating an existing historical house (pictured below) to our vacant lot in Kaaawa, located at 51-316B Kam Hwy. We incur no cost for the house, however we are obligated to grade the lots after the house is moved from its current location on Coyne Street. Once the house is securely placed on the Kaaawa lot we will begin renovating and expanding it into a beautiful two-story, 2 Bedroom, 2 Bath home with an ocean view.

Current Status of the Project: This deal is already in progress, as the historical review, relocation and initial building permits have already been approved and/or applied for, and we already have the lot under contract and in escrow. The next step is funding the project so that we can proceed with the purchase of the land, then relocating and renovating the house!

The Property: We have secured a large, 6,585 sq ft level CPR lot in Kaaawa town. We’ve done our due diligence on the property, and have involved the seller, our architect, the house-moving company, and our general contractor, and to date there are no foreseeable problems. The land was recently staked, and there are no known issues with the boundaries or encroachments. When the newly rebuilt historical home is completed, we will sell this property to waiting buyers in the range of $725,000. We have rehabbed and/or built and sold 8 other homes and projects in this area and we are setting the market pricing. Additional photos are available. Funds Required: We are seeking $500,000 for this project total.

Return: We are pleased to offer 12% APR for this project. Interest will accrue and be paid out in a balloon payment, along with full return of principal, all paid through escrow upon the sale of the property.

Security: After paying our lender(s), there is $164,000 of equity in this deal. This provides additional safety for our lenders. We’ve acquired the land for

$305,000, and are scheduled to close on or before Wednesday, July 22nd.

A notarized Promissory Note and 1st position Mortgage will be issued to the lender, which can be recorded against the property at the Bureau of Conveyances.

Thank you, everyone, for welcoming me to the Bigger Pockets community. @James Wise I started in real estate just being in the "right time right place" Back in 2003 I was looking to rent a condo and my realtor told that my rent would be higher than a mortgage payment. Most of my friends, at that time, were realtors. I bought my first condo, rehabbed, rented, bought another, purchased every real estate course that came to my path, joined real estate clubs, and still working on increasing my network.
