@Eric Halverson Thanks for the advice.  I actually know this area really well as I'm from the area.  It is one of the nicer slow paced communities.  Most homeowners there have been there for years, not many renters.  

I will take you up on the offer for your input.  It's always good to speak with someone who knows the market well.

@Charles Parrish I know the neighborhood is nice and there is a lot of development going on in the nearby area.  They are building homes in the $200k- $300k on adjacent streets.

In terms of how to get the deal done fast, I don't have a buyers list in Atlanta because I live in Jacksonville, Fl and I have checked my network but none of the buyers here invest outside their market.  I typically pic up investors I meet in my local area.  I'm not sure of the best way to find buyers in another state. 

You asked if I was going to pay cash, the answer is no.  I plan to controll and roll this deal. 

I am really curious about auction.  How and where can I move this to auction and how do I profit from the auction or is that only available if I purchase the property?

The property has 100% equity now.  It is owned free and clear. 

The owner is not willing to finance the deal, if financing on the owner's part becomes necessary the owner has stated they will renovate themselves.  This is not the ideal scenario for the owner but the plan be if the property can not be unloaded quickly.

This $48K is wholesale. The ARV is $120 on the conservative side, but the home does need a lot of work. It has to be fully gutted with roof repairs.

A partner may be good for this deal.

I recently came across, what I believe, to be a good deal. Now, I have a few questions on how to get this deal done fast. Any help provided would be appreciated.

Here are some details:

I am in Florida and the property is in Decatur, GA…would I need to go to Atlanta to close the deal quickly?

How do I find a cash buyer that can close fast in the Atlanta area?



Home owner has 100% equity in home

Taxes Owed: $2,541.13
Asking Price: $48k
Ideal Price: ? (I don't know how to determine this)
Est ARV: $120k – 129k

Comp Nearby: 4bdrm, 2bth, 1475 sqft, $139,900
The property is located near several schools, nearby shopping, close to The Grant Park area, minutes from Downtown Atlanta, and near major highways. Overall, I believe this is a prime property that is distressed.


My seller is motivated and on a short timeline to sell and I am asking your expert opinions and analysis to help me figure out this property.

Hello BP Family,

My wife and I are preparing to do some Direct mail campaigns. However, when I look to locate addresses in Zillow many of the homes we want to reach out says " Off Market "...

What does that mean?...

I am wasting my time by sending anything to them or are they already under contract??

Whew....

I have been listening to the BP podcast ( and I subscribed on my phone) and the wealth of knowledge that the moderators alone have is phenomenal, but the different guests on the show are FANTASTIC!!!...They explain real world situations and give you actual scenarios on how to overcome any obstacles.

So, BP family are there are podcast that have already been made that I should take to heart?...Any to you that " turn the light switch on"?

any feedback is greatly appreciated!!
