I am currently using ProVision but wow I seem to be paying so much more. We paid $30k!  Yikes.

With that said, I am already receiving advice that should save us over $1M on a business exit (cap gain). so...I guess I'm cool with it. But the relationship is new. 

high level:

"Investing" in conservation easement

converting to RE Pro in 2021

multiple corp set up

Did I need them...no. But I did need to accelerate my learning and wanted access to these professionals to confirm what I already know and am learning to give me the confidence I need to make these big moves. Due to the business exit going from 1 property to about $12M or so all in one year. need to get it right.

@Lane Kawaoka I assume they get some type of listing fee but if they do it is inclusive in the underwriting already. And that fee would come from the sponsor, not the investor. If I invest $100,000 as an LP there is no fee going to CrowdStreet from my funds. My $100,000 is fully invested in the deal itself.

I am moving out of primary residence and will use it as a rental property. The power is currently rly in my name and has Solar PV installed. The monthly bill is usually $0 for the year. For those of you with solar do you advertise as utilities included or charge the tenants for power? It seems like such a waste to just hand over the power bill into their name where they have little or bill.

We closed on a refi late May, got 2.75% 30yr VA loan for the property we live in. points were around .125 I believe you can get the same rate right now but the points are 2.5! We had decent timing as we locked on the Monday when the 10 yr went to all time lows just as Covid + Oil scare was happening. If anyone needs a VA loan officer reference let me know. MB was my former boss so I have known/trust him for awhile. His focus is VA, any state.

@Taylor L. Thanks, article was helpful. I follow 100%. Interesting about the 1031 caveat. I just assumed it was any 1031 exchange, I didn’t realize it had to be with same sponsor.

I think I see where you going with it...the recapture hit. Yes, that has more to do with timing for me. Since I own my company I plan on taking less in W-2 in the recapture year so that will help.

Hi there. What do you think is off in my assumption about depreciation? If the sponsor is showing an expected 15% IRR does that include depreciation? I just assumed my ownership position could claim depreciation based on % owned. So if I had $100,000 in a $1M raise, I would own 10%. So then if depreciation is $200k a year, $20k would pass to me. Am I doing that math wrong? Is my depreciation already accounted for prior to the distributions?

Yes those numbers seem terrible. Ideally, if we go SFH I would like something that needs some rehab first to create some appreciation (I am a Gen Contractor) so I would hope to find something that CF at least 400-700 after rehab and the original 20% down. So far the CF looks better on Multi but if we play appreciation SFH is good.

But if the numbers are really that bad I don't see why to even go through the effort. I could do a passive investment through a syndication for 15-22% IRR. On the million that's $150k to $220k yearly return...plus the depreciation benefit. What am I missing here?
