I have a storefront unit in NYC that was broken into thru the glass door. Who is responsible for replacing the door, the landlord or tenant? The tenant also wants a metal gate installed for protection.  Am I responsible for this gate or is it on the tenant?

Thanks John, there is no shared wall but the buildings do touch each other all along the side. It's a private 2 family townhouse, neither a Coop or condo. It is not uninsured yet, the cancellation of the policy goes into effect in 15 more days.
Thanks Aaron, the property is owned by an Llc but the only contact info I can find is a po box.

I have a rental townhouse in Brooklyn, the abandoned neighboring building has been deemed by the city as a building that can potentially collapse. Because of this my insurance policy cancelled the my plan and after working with multiple insurance brokers I cannot find anyone willing to insure my property. Does anyone have any suggestions on what I should do next. Should I consider legal action?

Thanks! I was looking at Columbus, Reno, NC, but can't afford 100 units in those markets so I'll start looking in less costly cities now

How difficult is it to manage 40-60 units as an out of state investor? I want to be hands off as possible, can a property manager handle all the headaches full-time. Is this enough units to have a live in super? What other staff would I need to employee full-time vs part time?

I'm in the process of combining two 1br co-op apartments into a 3br which I will then flip.  I am in Manhattan and looking at selling the luxury unit for 1.8-2 million.  Should I use an architect to design or an interior designer?
