Hi Dave, Im in Toronto as well, and looking at Florida.  I have owned a condo in Orlando before, but since sold it.  At this time, im looking for more of a resort type unit that I may be able to rent on a short term basis, as well as use from time to time.  What specifically are you looking for, and what area?  Short term or long term?   I know many building HOAs have stipulations against short term rentals, but there are some that allow it.  Im looking forward to hearing back on where you are at.

Hi Robert, are you still in Nerja?   do you have investment props in that area?   If so, would you recommend buying a property to rent out on airbnb etc?

Thanks @Jamie, very good info.  I had never considered the F1099s and the w2, etc etc implications of hiring independent contractors.   Seems complicated.  I wonder if there is an easier way.  Do you know if most American investors buy through a corporation, or as an individual?

Hi all.

Not sure if this is the right category...if not, apologies in advance.

I’m from Canada and new to re investing...especially in the US.

I want to buy 1 property to start and build out from there.  

My question is mainly for Canadians investing in Florida properties (unless others can advise...which would be much appreciated as well).  Did you incorporate and buy the properties under the corporation, or under ur personal name?

If incorporated, which state?  I’m looking to mostly buy in Florida, but not sure if i should incorporate. And if so, in fl, or a more tax friendly state.

seeing as you seem  to had done a lot research, plus you now have the experience, I will take you up on your offer to answer questions:)

do you rent weekly, or by the month?  Did you have any issues with the condo (or the city) restricting you with such short term rentals, and if so, how do you overcome them?

So, you are suggesting investing in a house vs. a condo? As a new investor, where would you recommend i start (for a first STR)?

Hey Brandon, I came acorss your post from 2 years ago, when you were looking to buy your property in FL.  I too am in the same boat where im currently looking to buy a condo that can hopefully carry itself, and the perk would be that I could use it a few times a year.  

As i was reading it, I was thinking to myself.. i wonder how it worked out for him.  I was very pleased to see the updated post you did, and i made it a point to register onto biggerpockets, mainly to thank you for the updated post.
