Thank you everyone for your words of encouragement and advice. @Josh Nix, is the meet up you are referring to the same as the one I saw advertised on facebook and set up by Lance White, or are there two groups that meet here in Lincoln? I had it on my calendar, but couldn't make it. I look forward to meeting you all at the next one.

@JacobSampson and @JoshNix - my plan is to buy and hold and slowly build up replacement income for retirement. I plan to start with a single home to test the waters and see if this market is for me. My hope is to escalate into multifamily or even commercial, but there's a lot of water that needs to pass under the bridge before I get there.

My name is Neil. I am in a good profession making a great living, but want to diversify my investment portfolio. I have a retirement account filled with Vanguard index funds, and now I want to find an investment that does not correlate with the market. In addition to diversification, I am interested in REI for income replacement in retirement (when it comes) and for its tax benefits.

I've read quite a bit of info on this site and others like it over the past months, but am still paralyzed. Where do I start? I don't have much free time to research several properties or vest several third parties - my job and my family life are very time consuming. But I see the benefits of REI and want to take part. What would you all recommend?
