@Greg Dickerson  Thank you, Greg. I think my question was misunderstood, poorly explained on my part. Let me try again.

I receive quarterly distributions from a separate company that I own, which has nothing to do with real estate. I would like to know if a commercial lender would include, or exclude, these $'s when looking at my personal total income? Essentially, do they view distributions differently than a fixed monthly or weekly salary?

In preparation for a Commercial Real Estate transaction, should I include, or exclude, my quarterly corporate distributions when calculating my DSCR?

Hello BP's!

Backstory: I have deals under my belt with small single-family properties financed via traditional loans with 30% down on each transaction here in SoCal, and all have done very well for me.

Today I am reaching out for advice from people with experience obtaining FHA backed Commerical Real Estate Loans. Either in California, Texas or Florida markets. (if that matters)

Any help, and advice would sincerely be appreciated.

Looking to give a few apartments a cosmetic facelift as tenants move out. Paint, new appliances in kitchen, flooring (fake wood) etc. What would be a workable average $ per sqft budget here in the Los Angeles market? A low to high range would be very useful.
