Post: Top 3 ways to get deals on distressed properties for flipping

I am new to the flipping game. I just sold a business and have allotted 500k cash to pursue real estate investing. I want to flip houses, buy a distressed property, fix it up and sell it. My biggest issue right now is creating deal flow. I am not seeing enough properties. 

My question is, what are the top 3 ways you flippers get good deals?

Any information is most appreciated. I am in the Portland, OR market.

Hey Everybody,

Thanks for taking the time to read my post. 

I am a first time real estate investor that is looking to get in the flipping game. I have been following property radar and zillow for good leads. However, I cannot find anything that is penciling out. All the good deals I am not being greedy either, I will be fine with a 20-30k profit on my first flip. I am asking for referrals of agents that specialize in finding foreclosure and short sales. I have 500k in cash to invest and its burning a hole in my pocket.

I am a new investor in Portland, OR.  I want to make flipping houses my primary source of income for my family. I am working on getting financing going. I want to be doing 2-3 houses at a time. I personally have 500k of my own cash ready to use anytime. I will need access to more money if I want to do multiple properties. I have excellent credit. What type of financing would be best for my situation to get at least get two or three houses going in the 250-300k range. 

-Traditional mortgages?

-Line of Credit?

Other?

Any information would be much appreciated.
