The house is paid off.

Investment house. Local bank said they cant provide but can provide a 5 year fixed rate which would start right away which i do not want to do.

What bank can get me a line of credit? I am living in a rental right now i will move back to the rental if i have to would that help?
Any local NJ banks would help ?
