Just START!

Most people want to have a map all laid out showing them the exact steps to take. That’s not going to happen. You have to jump in and educate yourself while using any resources you can along the way.

Live, breath, eat and sleep real estate!

Be honest!

Say what you are going to do and do it!

If you just start doing something, anything in real estate you will learn 1000 times faster than thinking of doing something in real estate.

The list is literally endless as to approaches you can take. You don’t have to pick one now you just have to take action. The smallest actions in real estate usually turn out to be when you learn the most. Don't get caught up with the big picture, it will paint itself as you go.

Tell yourself you will be successful and you will be! PERIOD...

Through my SOI (Sphere Of Influence). I was young and green! I would tell anyone and everyone that would listen I am a real estate investor and that I buy all types of properties. Little did they know I had no money or experience (other than what I “learned” from old Carlton Sheets infomercial).

A friend from my SOItold a struggling home owner that I buy houses and she should call me to help her out. I got the call from her, pretended to know what I was doing and worked the deal. I landed a $110k already updated rent ready SFR for $50k. Of course I had no money! So after I had the contract I had to find the cash.... That's a whole other story but I was able to pull it off and POW I was in the game.

I believe one of the absolute best ways to find deals is to network and use the tools that are already at your disposal. You would be amazed at how many of your friends have friends that have friends that can lead you to a deal. Endless! I have purchased many properties this way.

I have a few projects going on and my longtime contractor has decided to not take on as much work. Therefore I am in the process of finding a couple reputable contractors that can handle full rehabs to getting rentals property rent ready. Like others have said it really all depends on your goals. I will say that Louisville is a great city to invest in since you have the multiple options listed in other post. I would suggest you really think about your long term goals. You could go so many directions you'll drive yourself crazy if you don't have some sort of plan. I too love cashflow but I am also selective of the areas I invest in. That said I have properties all over the city SFR and Multi. Don't get stuck on one area rather look at each deal as it presents itself, analyze it and if it works for you grab it up. Real estate to me is a living breathing thing and ever evolving therefore you have to evolve with it.

I agree that's my thoughts. Just seems odd to have it there with but as you stated is usually a reason. They appear to have been there forever and I am hoping that the reason they had then to install them is no longer a reason to keep them.

Hello all. Just looking for a little insight here. I have a property that I may flip that has an ugly unwanted guardrail in the front yard. The property is not in a curve, not in a high traffic area and doesn't appear to have any real need for the guardrail in my opinion. There are other houses on the street that have them as well. I feel that this bulky thing makes the property look a little UGLY. I'd love to have it removed and I am researching my local government to see who can approve the removal. 

Question: Have any of you ever done something like this before? Any insight would be great.

There is no shut off for this one but I will be adding one now for sure. I can't allow the tenants (and others) to use this or it will be out of control. 

Nothing in my leases about this spigot either so I am going to have tenants sign off on an additional form stating that they will not attempt to use this spigot and that outside water is not part of their lease agreement. Just trying to cover all the bases. Thanks
