@Ryan Zidek, I may be wrong and am new to real estate investing, but the 'trade up' wording may dictate that Brandon sold the 4-plexes and use the remaining equity (after paying off loans for them) in a 1031 exchange for the larger property. 

If not, I too am curious as to how that deal plays out!

@Michael Ealy Hello Michael, I would like to see more information on hotel investing.

Specifically looking for insight on:

• How bridge loans work (down payment assistance etc) with lower credit.

• Since hotels are cyclical, how to secure enough financing to pay down payment, and enough bridge to get past the 'down' season.

• Financing for PIP

• Structuring equity partners in Hotel deals

• Local vs. Flag

So I've come across this quadplex. The gentleman wants $90k for the property and it needs some repairs.  It is 50% occupied, grossing $1090. I can probably negotiate to $70k plus repairs ($105k all in). Rent the property out for 650/unit, so $2600 gross. My strategy on this property is going to be hard money for acquisition/rehab, refinance for 30 year. The only hickup in the plan is, that I had the inspection completed, and evidence of structural damage was found.(see attached) I figure, its not enough to claim structurally unsound. I'm more worried about getting permits for rehabbing, and when it comes time to selling (not a flip, but if ever we decide to sell that property), it could be an issue. This will be my first official buy. I've been stuck in an analysis paralysis funk during my jump to this new asset class. I have a couple quick serve restaurants, and I've learned the best info is with those who've risked it before. 

What are your thoughts on this property? Worth pursuing? 

I talked with other investors and they recommend going forward with the deal.

Hello all!

I too am a new investor in the Huntsville area! Unfortunately, the niche I've chosen makes it difficult to invest in this area. I am looking for small multifamily properties for sale. There are a couple in town, but haven't had any luck finding any for sale. Any advice there? I know for single family homes, it can pay dividends to go "drive for dollars", but I don't think that applies for small Multi Family properties.

Hey everybody!

My name is Neel, Im new to the bigger pockets community. Ive been looking for a good credible RE forum to join and one of my good buddies told me about bigger pockets. Im currently a Small Business Owner and I put in about 60 hours a week in my business and don't have time to spend with my 1 yr old and my wife. Ive always been told that RE Investing is the best way to create long term passive income. That being said I don't know much about RE investing and would love to learn from the community. Any tips on good books and where to start in the forums would be much appreciated. Thanks
