Thanks for the response! Like I said, we aren't looking to make a profit. We just want to pay off our debt so we can move on to this new opportunity. This is a nice piece of land on a corner lot. I just brush-hogged it so it will give potential buyers at least an idea of what a lawn may look like here. We're busy cleaning up, scrubbing nooks and crannies. After some precision pruning I will pressure wash it too. Thanks for your advice, we will definitely follow it. The Realtor has been pushed back to Thursday due to unforseen circumstances on our part, plus we need to get it in shape for the MLS pictures to be taken.

Thanks again!

90 days??? If it gets to that point we will just hand over the keys.

We can rent from private individuals for 7 years, no problem with that. But we can't pass up this opportunity.

Thank you for your response! No, it's not an FHA loan.

My wife contacted a local Real Estate agent and it turns out they have met before, and have mutual friends. Maybe that will help.

She asked us what we wanted, we told her we just wanted to pay off the mortgage ($99k) and pay her for her work. She balked at the idea and said we could comfortably put a DWMH on 5 acres in this area for 150k and drop the price a little in 2 weeks if it hasn't sold. She seems very eager to get started on the sale.

I am always second-guessing and whatnot, so I hope she is not being overly optimistic. We need out of this mortgage like yesterday so that we can get my wife into her new career ASAP.

Frankly, I wouldn't be all that upset to Deed-in-Lieu and just rent for the next 7 years until it expires from our credit report. This is a huge opportunity for her that she cannot pass up, and we don't have months to sit around waiting for our house to sell.

The sad part is that we basically want to give this place away to relieve ourselves of ths mortgage obligation, 5 acres 30 minutes from the St Andrews Bay and the Gulf of Mexico, and it sure seems like it will be a lot more difficult than it should be. In any case, we're gonna get it done!

Thank you for your kind words and advice!

My wife just received a job offer that we cannot refuse, and we need to get out of our mortgage.

We currently live in the FL Panhandle in a year 2000 3 br/2ba doublewide on 5 acres. It's about 30 minutes from Panama City and St Andrews Bay, about an hour from Panama City Beach. It's high and dry, sandy soil, with much of the property in it's original wooded state (probably 3/4 of the property). We have a deep well (around 250' deep... I forget), a dry pond that would need to be lined in order to be filled and stocked with fish.

We have no lawn, there is no landscaping to speak of. I'd consider this a distressed property, it has lots of potential, we just havent been able to bring that about.

A new 2007 doublewide 3br/2ba on 5 acres in this area is on the market at $165,000.

We just need to get our of our loan. My wife can't pass up this job opportunity, but at the same time, we have a 20 month old baby girl and we can't afford to keep paying on this mortgage while we live in another state.

We owe $99,000 on our mortgage, this includes a home equity loan.

What are our options? We had no idea she would get this job offer and our house is in no shape to put it on the market. Nothing majorly wrong with the mobile home, except the countertop is faded around the sink from the south facing window. But like I said, there's no landscaping, no lawn.

We don't care about making a profit, we just have to get out of this mortgage. My wife can't pass up this opportunity. Any advice would be greatly appreciated!
