Post: Do land contracts qualify for $8000 tax credit?

From the definitions of who/what qualifies a purchaser/purchase for the highly touted $8000 tax credit, it appears that a change in title (to the buyer's name) is what constitutes the "qualifying event". Of course this assumes the prospective buyer also meets the other qualifying criteria of being a first time homeowner, not buying from a relative, et cetera.

If the change in title (ownership on deed) is the actual "qualifying event", then it would follow that a land contract or contract for deed would be a qualifying event. I have been unable to determine from www.federalhousingtaxcredit.com, the IRS's site, or any other sites/blogs whether this is actually the case. Does anyone know?

I started a small investors group a few years ago. It ended up slowly disbanding, but was very helpful for a couple of years!

I would be up for a new group that invests in the Midwest (particularly Nebraska) even if the members were spread out geographically.

I wanted to stay clear of my posting seeming like a sales pitch, yet I will add some more detail.

Our company has found a niche in buying and reselling homes in rural markets. This probably sounds antithetical to many investing strategists. What I know first hand is that it is very successful for us.

Our typical purchase is $25k - $50k that needs $5k - $10k of remodeling to sell for $50k - $100k.

My first few years involved buying and reselling houses in the $100k - $180k price range. When this segment of the market tightened up we started looking to what we had done and was still working well. The rural model was it and has continued to be even more successful as we get more acquainted with small town markets.

When I say we, I am generally referring to myself through the business entity that I own. We currently employ three full time people and are looking to hire two more. I have been involved in numerous joint ventures as well.

What is your area of real estate interest?
