I have a couple rental properties, but now I’m getting the itch to start flipping. My credit score is around 780 and I have been on my job for over 5 years. I’m wondering if should go to bank, mortgage broker, or hard money lender. What’s my best option?

@Amanda Anderson First, pay off any and all debt. Second, do you have at least 2 years on a full time job. Third, how's your credit...do you have any negative reports? Assuming or once your credit score is around 620 or higher, hire a realtor in your area. Go with a FHA loan and get your realtor to negotiate that the seller pays 6% of your closing cost.

@Charles Kao yes they have been late before. And you are right, officers are familiar with the laws as well.

@Joe Splitrock I like the way you put it. They do pay, it’s just be late. They both get paid bimonthly. When they first moved in, he (officer) wanted to signed a two year lease instead of a 12 month lease. I told him I would do a 12 month and see how it goes then I would consider renewing. I was thinking about not renewing their lease, but I know they will live there forever because the wife has a brother who lives on the same street and wanted her closer to him. Plus they both don’t appear to be very responsible people and they may always have credit issues. So honestly, they why I may consider to let them stay.

@Joe Splitrock Her husband is an officer and he lies about everything. He said they just joined their bank account, so it will take a few days to withdraw money. Really?

@John Thedford This isn’t the first time they are late. That’s why I don’t believe it. I asked her to provide me with documentation and she couldn’t do it.
