Quote from @Jacob Sherman:

Best is to get 3 quotes from contractors off of google with good reviews and go from there

Jacob - That's great input, thank you!

Quote from @Kurt Lane:

Hey @Neal Coppola, I'd recommend America's Perfect Home (https://www.americasperfecthome.com/) or Precision Painting & Construction (https://www.precisionpnw.com/). Edward's the contact for APH and Andrey's the contract for Precision. We work with them both regularly and they do great work. Feel free to mention you were referred by Chroma Property Management if you'd like.

Good luck!

Kurt - thanks for the recommendations!

Quote from @Brandon O.:

Has anyone else had a negative experience with a Rent to Retirement new build in Cape Coral? There have been multiple delays and price escalations from the home builder and very poor communication. We are out of country and having a very difficult time knowing what is going on on the ground. The local agent that was present at the beginning of the project had gone completely silent.

Brandon -

Back in 2021 I entered into a new build contract brokered by them and after 14 months into a 18-24 month anticipated timeline I had not yet been issued a building permit.  I chose to forfeit my deposit and walk away from the project.   Best decision I could have made!   Unfortunately I do not have any advise, but to answer your initial question, absolutely YES.

@Adam Bartomeo I was reviewing the February 2024 market stats for Cape Coral and am seeing that available inventory is now down to 6.8 months.  Is this a blip on the radar or is the trend shifting again in your opinion?

I know that on my land listings, which are numerous, activity and pending deals have picked up bigly in the past 2 weeks.

A- I love that you used the word "bigly".

B- Thanks for the updated insight.

You're not kidding, that's a great price!  Guess I'll be hanging on to my lot for a while.  Thanks for sharing.

@Neal Coppola Normally, land is the first to get hit but due to all of the builders and buying lots it has not slowed down as much yet. But, it will. I just listed 2 freshwater canal lots that are the lowest price in Cape Coral. We will see it they sell and how long it will take.

Curious about the lots that you listed.  Are you able to share the addresses?

Thank you for your very clear and concise insight.  Would it be safe to assume that vacant land would follow the same trendlines/sediment as single family in Cape Coral?

Quote from @Jose Lacayo:

Hi everyone,

I’m on the fence of pulling the trigger on a build with Delta in North Port. My permits are ready for pick up and it’s been 13 months since giving 5 percent deposit. I purchased the lot two years ago. I’ve paid 15k already but do not have a good feeling as their customer service has been abysmal. I’ve bought three homes in Arizona since purchasing the lot in North Port and the difference between dealing with Delta and a national builder has been night and day. I’ve been given the clear to close but am experiencing cold feet. If given the opportunity, would any of you use them again?

Jose - feel free to reach out to me via PM if you would like to chat regarding my experience with what sounds like a very similar situation.

Quote from @Robert Ellis:

2 years to build a house is crazy. I'd find a new builder and have late build penalties. are you building all cash? if so maybe it doesn't matter but most construction loans would have had to be refinanced twice by now

Robert -

Cape Coral is definitely in a unique position when it comes to new builds. Don is definitely not alone in his journey as there a a number of people with similar timelines and situations.  I was heading down a similar path and fortunately I cancelled my contract and forfeited my deposit.  Given what many people have experienced, I'm fortunate that I did.

Thank you Don for continuing to share your experience........ We're rooting for you!!
